THE BASICS • Studio C is a 525 SF Dance/Fitness/Yoga space that includes access to additional Lounge and Changing areas within a 9,200 SF facility (completely renovated with state-of-the-art amenities in September, 2022) • The facility is located in Central Westport, CT with convenient access to I-95, U.S. Hwy 1/Post Road, Metro North and various upscale amenities STUDIO C IS EQUIPPED WITH: • Harlequin sprung flooring with Harlequin Cascade Marley • Full mirrored wall • 65” LCD flat panel smart TV monitor (wi-fi enabled) • Streaming audio and video capabilities (via both Bluetooth and AirPlay) • Dimmable overhead LED lighting and wall sconce lighting (on separate circuits) • Remote controlled shades • Video cameras, wireless lavalier microphones, laptop and related livestream equipment can be provided for if requested (for an incremental rental and set up fee) COMMON/LOUNGE AREAS INCLUDE: • Lounge seating in Common Area Hallway • Separate Private Lounge with refrigerator, microwave, seating and LCD flat panel monitor • 2 Changing Rooms with lockers and make-up mirror/lighting • Water fountain/bottle fill station • Multi-use restrooms MISC AMENITIES INCLUDE: • All new interior fixtures and furnishings • High speed Internet with signal boosters throughout the facility • Security cameras in the common areas and on exterior exits for safety • Programmable automated/electronic access via personalized key code • Automated thermostats for optimal temperature schedules (so the space being used is conditioned as requested upon entry) • Expansive windows in Studio allowing natural light • Free parking on-premises

Host Use Agreement
HOUSE RULES We are thrilled to share our dance/fitness/wellness space with like minded individuals! Please read our House Rules carefully and reach out with any questions. • Certificate of Insurance with the appropriate Loss Payee designation stipulated will be required prior to space rental • Street shoes are not permitted inside the Studio - bare or stocking feet and/or the appropriate dance/fitness shoes (never worn outside) required inside any of our Dance/Fitness Studios • Food is not permitted in the Studio or in lower level Lounge Areas • Smoking/vaping is not permitted anywhere inside the facility or on the property • Alcohol consumption is not permitted anywhere inside the facility or on the property • Tenant is responsible for any loss or damage to any property belonging to the Facility or to tenant’s clients/guests as well as any injury or claim associated with tenant’s activity in the space and on the property • Studio C will be for the exclusive use of Tenant and Tenant’s Clients/Guests throughout the duration of the agreed upon rental timeframe - Common Area Lounge Areas are not exclusive to Tenant We ask that all be respectful of of the environment and each other at all times :)
